The honest office market is 9 areas — Business Bay and JLT alone are most of it. Service charge is the RERA-approved office rate (Mollak), the running cost beside the price.

Retail
Shops and showrooms. Retail pricing spreads far wider than offices — a mall-adjacent unit and a back-street shop share a class, not a market — so read the medians with their sale counts.

How to read these numbers
Ready sales only, and that is the whole ballgame. Over half of Dubai's registered office sales are off-plan, and a single launch can post hundreds of "office sales" in an area with no standing market at all — one area recorded 509 office sales at over 4,000 AED/sqft with zero ready stock behind them. Every median on this page is drawn from completed, existing buildings, and an area with fewer than 30 such sales a year shows no price at all rather than a misleading one.
Jurisdiction is the first commercial question. A free-zone address (DMCC in JLT, DIFC, the TECOM districts) means 100% foreign ownership and the zone's own licensing; mainland means a Dubai DED licence. Some districts genuinely run both regimes side by side — those are marked mixed.
The service charge is the running cost a buyer actually pays.It is the RERA-approved budget rate per building (Mollak), shown here as the area's median office or retail rate for the latest budget year — the number that turns a cheap purchase into an expensive hold, or the reverse.
What this page deliberately does not claim. No open source publishes commercial leases, vacancy or yields for Dubai — so this page shows capital values and running costs, and does not pretend to know the rent. Land and plot sales live with our land data, not here. Abu Dhabi is excluded: its registry records too few commercial sales for an honest per-area figure.

Registered-sale medians for non-residential stock, ready sales only — indicative, not valuations. Capital values only: no lease or yield data exists in any open source.
Method: medians cover registered sales of ready (existing) non-residential stock over the trailing twelve months, classed by the registry's own usage and sub-type; areas below 30 ready sales are excluded. Service charges are RERA-approved budget rates (general + reserve fund) for Offices or Retail usage, median across a minimum of three buildings, rates outside AED 2–60/sqft excluded as levies or entry errors.
